Overview
What this template supports
An owner approval request for a repair above the owner limit, with the quote, the number of bids, the approval rules and the days the decision has waited. It shows live Dashboards blocks of days to a decision and approvals within two days, explains why a quote without a second bid cannot be approved yet, and lists the decision options and next steps. It ships with an embedded database of owner approvals holding sample records you replace with your own.
- Request summary with quote, bids and limit
- Approval rules table and routing flowchart
- Live days-to-decision and approvals-within-two-days blocks
- Embedded owner approvals table

- Next steps checklist with owners
How to use this template
-
Set the owner limits
Write the amount above which the owner approves a job and the amount above which a second bid is required, as agreed with the owner.
-
Fill the request from the operating record
Enter the building, the vendor, the quote, the number of bids, the approver and the date the request was raised.
-
Record the decision date
When the owner answers, record the decision and the days it took, then book the work or ask for another bid.
Frequently asked questions
What if the quote has fewer bids than the rule needs?
The request is held and marked as waiting for a bid, with the owner of the second bid and the date it is due. An urgent job gets a temporary repair under the owner limit while the bid is requested.
Can the page be sent to an owner as it is?
Only after the embedded view is switched to a view filtered to that owner, because the sample view holds several clients' records.
What does Owner approval request help me do?
Put each repair above the owner limit in front of the owner with the quote, the bids and the limit, and record how long the decision took.
Who reads and maintains this page?
Owner (trustee); prepared by the property manager. The director of property operations reviews it.
When is the page ready to share with the client?
Sent only after the quote, the bid count and the limits match the operating record and the embedded view is filtered to the owner's own records.
What do visitors see in the public link?
The public link opens the full page without sign-in. The embedded Property operating record and owner approvals view and the live Dashboards blocks are separate items that need FuseBase sign-in and workspace access, so a visitor without access does not see their live records.
